Once a house is finished, a wall bed is an installation. While it is still framed, it is a design decision, and the difference is money. At the framing stage, we can tell your builder where to add blocking, confirm that the wall run and ceiling height on the plan will take the model you want, and flag any switch or vent that will end up behind the cabinet.

None of that costs anything while the studs are open. All of it costs something afterwards. The most common thing we catch on Midlothian plans is a light switch or air return sitting exactly where the cabinet lands, which is a five-minute conversation before drywall and a chase-and-patch job after it.

The other half of the job is timing. Building schedules move, and we would rather hold a finished bed for a fortnight than deliver into a house that still has painters in it. Tell us your target closing date, and we will work backwards from it, then confirm the delivery window when you have keys rather than when the builder first promises them.
