Plenty of our markets buy wall beds to make a large house more flexible. Garland is not that. The housing here is largely 1950s through 1970s ranch, often between 1,200 and 1,800 square feet, with bedrooms that were sized for a bed and a dresser and nothing else. When someone here says they have no room for a guest bed, they are describing a fact rather than a preference.

That changes what we recommend, and it changes the price. Twin and full sizes matter more here than queen and king. Eight-foot ceilings are near universal in this stock, so horizontal folds come up constantly. And because closets in a 1962 ranch are small, a chest bed – freestanding, narrow, with real drawer storage – often solves two problems at the price of one piece of furniture.

We will also tell you when to spend less, which matters in this market. If a cabinet bed at a fraction of a full wall-bed installation does the job for your use case, that is what we will say. The one place we hold the line is nightly sleeping: if the bed is someone’s actual bed rather than a guest bed, the folding mattress is the wrong choice, and we will explain why rather than take the easier sale.
